What makes Tarpon Springs different from other beach towns?

Its Greek heritage and the working Sponge Docks-it's a genuine cultural destination, not a generic resort strip. The downtown and waterfront feel lived-in and historic. That authenticity is the whole appeal, and it keeps the town interesting year-round.

Is it directly on the Gulf?

It sits on the Anclote River where it meets the Gulf, with Fred Howard Park and Sunset Beach providing actual Gulf beach access nearby. Many homes have water frontage or quick boat access. True beachfront is limited, so waterfront-adjacent is the more common buy.

What about flood insurance?

Important here. Low-lying areas near the river, docks, and Gulf are in flood zones with meaningful premiums, and some older homes need elevation or mitigation. Higher-ground inland neighborhoods are far cheaper to insure. Get a quote before you fall for a waterfront cottage.
