How to read these numbers

Days on market is the one I watch most. When homes sell in a week, sellers hold the cards. When the median creeps past a month or two, buyers get room to negotiate on price, repairs, and closing costs. Across most of Tampa Bay right now, that number is higher than it was a couple years ago, which is why I keep telling people this is a more patient market than the headlines suggest.

The other thing worth saying: a metro median hides a lot. The spread between the cheapest and priciest city on this page is real money, and inside any one city the neighborhoods swing just as wide. So use this as the lay of the land, then let us run the numbers for the specific area and price you care about.
