What it costs to live in St. Petersburg.
When people compare St. Pete to Tampa, the home prices usually come out closer than they expect. What moves the number is the Pinellas tax rate, and even more, the insurance on the specific house. Here's how I'd think through it, with today's live median.
Housing
The median is a starting point, and St. Pete spreads out a lot from there. Downtown is mostly condos and townhomes, the older neighborhoods like Kenwood and Old Northeast are mostly single-family, and the waterfront pockets on the northeast side sit at the top. The St. Pete market page shows the live median by ZIP code. For a monthly number, I'd start with the mortgage and then add taxes, homeowners insurance, and flood insurance on top. For a lot of condos, add the HOA too.
Property taxes in Pinellas
St. Pete is in Pinellas County, not Hillsborough, so the rate is different from Tampa's. For 2025, the total rate inside St. Petersburg city limits is 19.9197 mills, per the Pinellas County Tax Collector. In plain terms, that's about $1,992 a year for every $100,000 of taxable value. St. Pete Beach comes in lower at 15.8285 mills. If the home is your primary residence, the homestead exemption takes up to $50,000 off the taxable value, and the Save Our Homes cap keeps the assessment from rising more than 3% a year (or inflation, if that's lower). One thing I always flag: the seller's tax bill on the listing is based on their exemptions, not yours, so your first bill can come in higher.
Insurance and flood
This is where two houses at the same price can end up with very different monthly costs. Homeowners insurance depends a lot on the roof age and how the home was built. Flood insurance is a separate policy, and in St. Pete it deserves its own look. Hurricane Helene pushed more than six feet of storm surge into the city in 2024, and it reached some homes that had never flooded. If the home is in a high-risk zone and you have a mortgage, flood coverage is required. I'd get both quotes before writing an offer, not after.
Everything else
Florida has no state income tax, which covers a lot of the insurance gap for people moving from higher-tax states. Power bills run higher in summer because the AC doesn't really stop. If you'll be commuting to Tampa, factor in the bridge drive and gas. Getting to St. Pete Beach and Tierra Verde is easy, though the Pinellas Bayway route to Tierra Verde and Fort De Soto has tolls. None of these is the number that decides a move. Housing, taxes, and insurance are, and those are the ones we can model for a specific home.
