Costs of owning
What it really costs to own in Florida.
4-point and wind mitigation inspections, explained.
On an older home, these two short inspections often decide whether you can get insurance and what it costs. I have buyers order both during the inspection period, so the insurance quote is real before the deposit goes hard.
4-point inspection
- Checks
- Roof, electrical, plumbing, heating and cooling
- Required
- Citizens: new policies on homes over 20 years old
- Fresh
- Dated within 12 months of the application
- Decides
- Whether the insurer will write the policy
Wind mitigation
- Checks
- Roof covering, deck and roof-to-wall attachment, roof shape, water barrier, window and door protection
- Form
- OIR-B1-1802, current version since April 1, 2026
- Good for
- Up to 5 years if the house hasn't changed
- Decides
- Which wind discounts you get
Roof under 15 years
An insurer can't refuse or non-renew you for roof age alone.
Roof 15+ years
A roof inspection showing 5+ years of life left keeps age from being the reason they say no.
Free inspection
My Safe Florida Home covers eligible homesteaded single-family homes, while funding lasts.
