Why is Riverview so much cheaper than South Tampa?

Distance and a flood of new supply. It's southeast of the city with a longer commute, and builders have added enormous inventory, which keeps prices competitive. You're buying space and newness over location and walkability.

How's the commute and traffic?

The honest weak point. US-301 and I-75 carry heavy traffic, and downtown Tampa runs 30-45 minutes in rush hour. MacDill via the Selmon Expressway is more reasonable. Test your specific drive at rush hour before committing.

Are the schools good?

Solid and improving-many newer Riverview schools rate well, though it varies by community since the area grew so fast. A few older pockets lag. Always check the specific elementary and middle zones for the address, not just the high school.
