Median home price in Wesley Chapel: $385,000. In South Tampa: $725,000. That's nearly a $350,000 difference for—and this is important—similar square footage and often newer construction.

Yes, you're trading walkability and urban amenities for suburban sprawl. But you're also getting a three-car garage, a pool, and enough backyard for your kids to actually play.

The Growth Story

Wesley Chapel added 15,000 residents last year. New hospitals, shopping centers, and corporate offices are following the population. The Wiregrass area specifically is becoming a legitimate employment hub, not just a bedroom community.

My Take

If you need to be in "Tampa proper," Wesley Chapel isn't for you. But if you're priced out of South Tampa and facing a choice between a 1,400-square-foot bungalow or a 2,800-square-foot new build for the same money, the math is pretty clear.

The appreciation won't match South Tampa—it never will. But 6-8% annual growth on a $385,000 investment beats 4-5% on $725,000 in real dollars.
