What happened

  • 12,804 homes closed across the Florida counties Stellar MLS covers in September 2026, at a median price of $354,000 (down 0.3% from August 2026).
  • The median home sold for 98.1% of its final list price and 95.3% of its original list price, after 48 days on the market.
  • Winter Park moved fastest (median 20 days on market); Apollo Beach was slowest (103 days).
  • 10 cities with 40 or more sales had a median sale at full list price or better, including St Cloud, Apopka and Haines City.
  • Winter Garden's median sale price rose 16.8% from August 2026, to $675,000.
  • Clearwater's median fell 16.7%, to $275,000. One month of sales is a small sample, so read single-city swings as a signal to watch, not a trend.
  • Winter Springs had the tightest supply, an estimated 2.8 months of inventory at the pace homes sold.

Questions about this report

What was the median home price in Florida in September 2026?

$354,000 across 12,804 closed sales in Central and West Florida, compared with $355,000 in August 2026. South Florida, Southwest Florida and Northeast Florida list mostly on other MLSs, so those counties are left out of every figure.

How long does it take to sell a house in Florida right now?

The median home that closed in September 2026 had been on the market 48 days, counting relists. Speed varies a lot by city; the tables on this page show each one.

Are Florida homes selling below asking price?

Slightly. The median sale came in at 98.1% of the final list price, but 95.3% of the original list price, so many sellers cut the price before they sold.

Is it a buyer's or seller's market in Florida?

We estimate about 5.1 months of inventory at the end of September 2026: homes listed and not yet under contract, divided by the month's sales. It is rebuilt from current listing statuses, so treat it as approximate. Around 6 months is usually called balanced; below that leans toward sellers, above it toward buyers.

Where does this data come from?

Stellar MLS via Repliers. Residential sales (single-family, condo, townhome, villa, manufactured) in Florida counties served by Stellar MLS. A sale counts in the month it closed. The full method is listed at the bottom of this page. It was published October 11, 2026 with data through October 11, 2026, and any correction since is dated on this page.

How we calculated it

  • A sale counts in the month of its recorded closing date.
  • Medians use every closed sale in the area; $ per square foot uses homes with at least 400 heated square feet.
  • Cities are grouped by the city name on the listing, so a city that crosses a county line is one row, placed in the county with most of its sales.
  • The change from last month is shown only when both months had at least 50 sales in a city (20 for counties and the state).
  • Days on market is the cumulative figure the MLS reports (it carries over relists). Sales with no reported figure are left out, not counted as zero.
  • Sale-to-list compares the sale price with the final list price, and with the original list price.
  • New listings are homes first listed during the month that were still on the market, under contract or sold when the report was built. Listings withdrawn before then are not counted, so this runs low.
  • Active inventory at month end is an estimate rebuilt from today's listing statuses: homes listed by the last day of the month and not yet under contract or sold. It misses listings withdrawn since, and a home that was under contract at month end but is back on the market now counts as available.
  • Months of supply is that estimated inventory divided by the month's closed sales, so treat it as approximate.
  • Closings recorded after the data cutoff date are not included.
  • Cities need at least 20 closed sales to be listed and counties at least 50.

Covers Florida counties where Stellar MLS carries most listings: Tampa Bay, Sarasota and Charlotte, Polk, Greater Orlando, North Central Florida and the central East Coast. South Florida (Miami-Dade, Broward, Palm Beach, Monroe, Martin), Southwest Florida (Lee, Collier, Hendry, Glades) and Northeast Florida (Duval, Clay, Nassau, Baker, St. Johns) list mostly on other MLSs and are left out.

Corrections

  • October 11, 2026: Rebuilt with a wider closed-sale pull (long contracts were missed), days on market that leave out sales with no reported figure instead of counting them as zero, and months of supply labeled as an estimate.
  • October 11, 2026: Counties outside Stellar MLS's main coverage (South Florida, Southwest Florida, Northeast Florida) are now left out of every figure, matching the site's city and fee pages. Lee County and its cities were previously included.
